It is disappointing to review the written qualifying details and take an application in good faith only to find out the details were not quite as reported. Often the applications are not complete with all the details we need to verify information, sometimes companies we need to contact are closed on weekends and the process takes longer. It is not an exact science. I wish I could approve every application, but that is simply not the case. After 26 years in real estate there are bound to be those that are not happy with decisions I have made on applications. They are certainly free to voice their opinion and I am not going to bash anyone for doing so. But there are always two sides to a story. And our applications have a detailed written qualifying criteria and it plainly says the fee is non refundable. So there is a risk when applying that the outcome may or may not be positive. If you are not willing to take the risk you should not apply.
